Code of Ethics

At Occupi, we do not tolerate predatory, abusive, discriminatory, harassing, or exploitative renting practices. We believe every person, regardless of credit score or criminal history, deserves a safe place to live that is equipped with the basic utilities for healthy living.

By listing a property or onboarding a tenant with Occupi, landlords agree to abide by the following ethical principles:

  1. Available rental properties will be displayed honestly and truthfully, without misrepresentation, deception, fraud, or misleading statements.

  2. Rent for a unit will be set at an amount generally accepted as fair for the geographic market, type, and condition of the unit.

  3. Renter applications will be reviewed and subsequently declined or accepted without discrimination.

  4. Properties will be managed in a respectful, fair manner, honoring the dignity of each tenant.

  5. Late fees will be enforced only in accordance with the legally binding lease agreement between landlord and tenant.

  6. All reasonable methods of bringing a tenant to current on rent will be attempted prior to eviction.

  7. All collected rent will be accurately and promptly reported to the IRS for tax purposes.

Occupi does not discriminate in presentation of prospective tenant information to landlords, and we remind landlords that under the Fair Housing Act, it is illegal to discriminate in housing on the basis of race, color, national origin, religion, sex, gender identity, sexual orientation, familial status, or disability. Violation of the Fair Housing Act should be reported to the US Department of Housing and Urban Development and is grounds for immediate, permanent termination of any usage of Occupi.

Properties found to be hazardous, dangerous, uninhabitable, illegally offered, or condemned will be removed from Occupi and the listing landlord banned from the platform. Properties found to be rented fraudulently or exploitatively will be removed from Occupi and the listing landlord banned from the platform.

Renters who have been repeatedly evicted from properties owned by different landlords due to nonpayment of rent are subject to being banned from the platform. Renters found to be using rental properties for illegal purposes are subject to being banned from the platform.

Occupi reserves the right to ban any landlord or renter found to be engaged in illegal or unethical rental practices in violation of this code of ethics, with or without notice.
